The size of the U.S. commercial mortgage universe last year grew by $232.8 billion to $5.89 trillion, according to Trepp Inc. Banks and thrifts continue to carry the largest volume of mortgages, with 49.9 percent, or $2.94 trillion, of loans. That was up $91.8 billion, or 3.2 percent, from 2022.
