National apartment concessions in the fourth quarter of last year averaged 4.5 percent, or 16 days of free rent per year, according to Berkadia. In contrast, the five-year average for concessions prior to the start of the coronavirus pandemic was 3.4 percent, or about 12 days of free rent per year.
